TAMPA, FLA --  February 1, 2008 -- The Hyde Park Village redevelopment is underway! 

The Tampa City Council has approved the rezoning required for Hyde Park Village's proposed $100 Million Redevelopment.  The approval will allow the addition of 37,000 square feet of additional retail space and 163 luxury condominium residences as part of Wasserman Real Estate Capital's proposed redevelopment of the Village.

David Wasserman, principal of Wasserman Vornado Strategic Real Estate Fund, LLC, the managing partner of Hyde Park Village, presented the master plans of the 275,000 square foot mixed-use specialty retail center to neighborhood residents, neighborhood groups and community leaders throughout 2007.  Wasserman purchased the majority interest from Madison Marquette Retail in April 2005.  "Our overriding goal is to unite the intent of the Hyde Park Historic district design guidelines with our development vision", stated David Wasserman.  "For the past nine months, we have incorporated all of the programmatic and practical elements necessary to the development while carefully designing a mixed-use master plan for this unique and beloved neighborhood."

The Hyde Park Village redevelopment plan include:

  • A complete renovation of the former Cactus Club building.  The building's tenants will be two restaurants and an ice cream shop.
  • Creating a "Gateway" into the Village with public art on Swann and Snow Avenues while providing a pedestrian-friendly traffic flow.
  • Replacing the existing building on Snow Avenue between Rome and Dakota Avenues with a new mixed-use structure with ground floor retail and restaurant space, parking and 78 residential condominiums on the upper floors.
  • Implementing a program of traffic calming and improved pedestrian walkways, including new crosswalks and 71 on-street parking spaces on Swann, Dakota, and Snow Avenues.
  • Replacing the building on the northwest corner of Swann Avenue with a new mid-rise building containing a 45,000 square foot gourmet market, parking and 85 upper floor residential condominiums.

The first stage of redevelopment, completed in 2007, included rebuilding the former Cactus Club building while retaining the historic facade of this familiar landmark structure.  The new building will house Wine Exchange, Abbott's Frozen Custard and a to-be named restaurant.  The Wine Exchange, a long time Hyde Park destination, will move from their current location in the Spring of 2008.  In addition, the Snow Circle pedestrian area was rebuilt with new paving and landscaping, and is home to the new B'szene Boutique, City Street Sweets, Milagros & a newly-renovated Color Me Mine.  Downtown Dogs will be moving from their current location to Snow Circle in February 2008 while International Beer Garten is scheduled to open Summer 2008.

Wine Exchange will continue their tradition of wonderful food and wine pairings in their location on Snow Avenue.  Continue to enjoy their gourmet menu and wine list, influenced by Californian and Italian cuisine.

Abbott's Frozen Custard - NOT JUST FOR KIDS
A New York staple, Abbott's Frozen Custard is now open in Tampa with its first location in Hyde Park Village.  This famous frozen custard shop is located in the middle of the newly-constructed building, facing Snow Avenue.

While you stroll through the Snow Circle to shop, you'll notice that the walkways are broader, with Florida-friendly and updated landscapes, outside seating for the restaurants and areas to sit and enjoy the fountain.
